Great location and spacious but not best value for money considering some improvements should be made.
Pros: The apartment was as advertised - spacious, clean, great basement with entertainment center, and great location with two JR stations nearby.
Cons: Even though the place was great, a few improvements would have been nice. Here’s three examples: First, the beds, especially the sheets and pillows smelled funny. We washed the pillow sheets again, and this old, musty smell was still lingering. One of the pillows had mold on it. Second, the bathroom was outdated and if you took a shower, you had to wait 5-10 minutes for hot water. Lastly, the kitchen was nice, but very limited on dining wear and other utensils. There were no sharp knives for slicing anything. Several updates would have held.

Unusual, quite special apartment in a lively neighbourhood
Pros: really nice, unuually spacious, smartly designed apartment in lively neighbourhood (Shinjuku). 3-storey building with a separate entrance. Nice amenities, all in good condition. the host was responsive (though not super flexible: whatever is presumed by the description of the place and the rules was provided but not much more). the location is great, if you are looking for some intense touristic experiences: Shinjuku area, with all its bars, small eateries and clubs (crazy and special), as well as some really dodgy places with aggressive barkers are within few minutes walk, so if you are into this kind of experiences, you will enjoy it (however, if you are searching for really quiet neighbourhood, and dislike having noise outside at night (until 2-3am), you might stay off this place)
Cons: whoever rents the apartment shall be well aware of quite specifiс purpose of the place. it's designed (and smartly made) for the parties of a special kind: you may have some good time together - watch movies, play games and music, dance, sing, and even collaborate, etc - only until reasonable time (8pm). It's not for crazy night parties, and you have to respect the neighbours and surroundings. However, once you book it for regular stay for a larger group, it might be not super comfortable: 3 'bedrooms' don't have proper wall partitions and sound isolation (it's just one room with a few beds, separated with fabric partitions) and the 4th is just a room with mats. We were attracted by an unusual design of the rooms and a lot of extra facilities, but most of them are located in the basement - and designed - to make quality time for these 'day-time parties', hardly usable by regular tourists. At the end, we were fine staying there, since it was just two of us, and it was enough space, but for larger groups it may make some issues. Apart from this specifics, the apartment was all fine.
